Leasing the property out, and subsequent leasing is included with the full-time management service

Screen tenants for verified income, fico score, rental history, and background
Prepare lease agreement & required property disclosures once qualified
All forms used maintain full legal compliance with city, county, and state laws
All renters are required to maintain renters’ insurance as part of leasing
Collect and maintain security deposit and move-in funds
Extensive photos of property condition taken prior to tenant move-in
Coordinate utility transfer with tenants
Coordinate move-in and complete walk through with tenants
Management
Oversee on time rent collection by tenants
Handle tenant concerns and complaints regarding the property

Property inspection completed 90 to 120 days after move-in. Annual inspection completed upon all lease renewals

Serve a 3-day notice to pay or quit if rent not paid according to lease terms, start eviction proceedings with attorney (any court appearance on behalf of owner during the eviction process is $100 per appearance)

All vendors are required to have liability insurance workers comp, & licensing
Repairs that are over the limit set by Owners in the property management agreement will require permission in writing
We will work with your home warranty coverage on repairs if you have a home warranty policy for the property
Insurance claims are not considered “regular maintenance coordination”, will be billed for coordination of these repairs at an agreeable charge settled on by agent & owner before proceeding
